Fairfax County's 2026 base rate is $1.12 per $100; most Reston homes pay about $1.20 with district levies. Bills are due July 28 and Dec. 5.

Reston is not a town, so there is no town tax. Reston property owners pay Fairfax County real estate tax, plus a few small levies tied to where in Reston the property sits. The Fairfax County Board of Supervisors sets the rate each spring with the budget.

The 2026 rates

The county’s tax rate page lists a base rate of $1.12 per $100 of assessed value for tax year 2026, down from $1.1225 in 2025 and $1.125 in 2024.

Most Reston bills carry more than the base rate. The county’s 2026 tax rate and fee table shows these levies on Reston tax districts, all per $100 of assessed value:

Levy 2026 rate Who pays
Real estate (base) $1.12 Everyone
Stormwater Service District $0.0325 Everyone
Pest infestation $0.001 Everyone
Reston Community Center (Small District 5) $0.047 Property in Small District 5
Reston Service District $0.021 Property in the Reston Service District
Commercial and industrial transportation tax $0.125 Commercial and industrial property only
Dulles Rail Phase 1 or Phase 2 district $0.09 or $0.12 Commercial property in the rail districts only

The Dulles Rail districts and the transportation tax do not apply to residential property, the county says.

Combined rates by Reston tax district

Horizontal bar chart of combined 2026 real estate tax rates in Reston tax districts: $1.1535 in Hunter Mill outside Small District 5, $1.2005 in Small District 5, $1.2215 in District 5 with the Reston Service District, and $1.3115 and $1.3415 for commercial property in the Dulles Rail districts

Your annual assessment notice lists your tax district. You can also look up the district number on the county’s assessment search, then match it to the fee table.

An example. A Reston home assessed at $600,000 in Small District 5 (combined rate $1.2005) owes about $7,203 for the year: $600,000 divided by 100, times $1.2005. That is paid in two installments of about $3,601.50. Some homes also carry a county refuse fee ($630 a dwelling in 2026) or a leaf collection charge if they are in those service areas.

Due dates

Real estate taxes are due in two equal installments, on July 28 and Dec. 5, the county’s FAQ says. When the date falls on a weekend it moves to the next business day, so the second 2026 installment is due Monday, Dec. 7. Second-half bills are mailed by Nov. 5. If a mortgage company pays your taxes, the bill goes to the lender electronically.

If you have not received a bill two weeks before the due date, email dtarcd@fairfaxcounty.gov or call 703-222-8234. Not receiving a bill does not excuse late-payment penalties.

Assessments

The county reassesses every property each year at fair market value as of Jan. 1. For 2026, the county reported residential assessments up an average of 3.99%, with a mean of $829,895 for all homes. Mean values by type were $1,012,504 for single-family homes, $612,580 for townhouses and $387,560 for condominiums. Notices for 2027 will go out next February.

How to appeal

There are three levels, according to the county’s appeals page:

  1. Administrative review by the Department of Tax Administration. The 2026 deadline was April 1. Residential owners can file online.
  2. Board of Equalization, an independent panel. The 2026 deadline was June 1.
  3. Fairfax County Circuit Court, under Virginia Code section 58.1-3984.

An appeal has to rest on fair market value, lack of uniformity or an error in the property description. A large one-year increase alone is not grounds, the county says. You must still pay on time while an appeal is pending.

Tax relief

Homeowners 65 or older, or permanently and totally disabled, may qualify for real estate tax relief. For 2026, combined income could not exceed $90,000 and net assets $400,000, not counting the home. Full relief applies at $60,000 or less. Returning applicants had to file by May 1. There are separate exemptions for disabled veterans and surviving spouses.
